As Built Certificates
Where there is an approved Surface Drainage Plan (Lot Grading Plan) for a subdivision, an As Built Certificate is required for an approval of Rough and Final Grade under the provisions of the Surface Drainage Bylaw .
The Lot Grading Inspector can ask for a new or revised As Built Certificate when any of the following occur:
- Incomplete information on the As Built Certificate; such as property information, client information, design and existing elevations, unsigned or unstamped drawings, house layout, north directional arrow, easements, restrictive covenants or right-of-ways, structures on the lot, existing surface condition; existing elevations on adjacent properties; scale drawing information, reference to metric geodetic datum.
- Verification of existing elevations if the existing elevations on the As Built Certificate are not within tolerances.
- Discrepancies or errors in design and/or existing elevations that require confirmation.
- Red-line Revisions to Lot Grading Plans that are not reflected on the As Built Certificate.
- Errors on the As Built Certificate such as: Lot shape, house layout, property information, client information, north directional arrow, easements, restrictive covenant or right-of-ways, structures on the lot, existing surface condition, scale drawing information, reference to metric geodetic datum.
- Application for partial approval on final grade (example: an approval for front landscaping when the back yard is still in rough grade).
- Information is lacking relative to structures, retaining walls, existing elevations within the terms and conditions or any easement agreement, utility right-of-way, and areas covered by a caveat or restrictive covenant.
- Poor or unclear As Built Certificate.
